As we move into the start of a new year, we thought that this would be an ideal time to update you on the Island property market and the prospects for 2019.
Looking back at 2018, despite the uncertainty of Brexit it still proved to be a positive year for the local property scene with prices stable and good demand for attractive and well priced properties. In particular there’s been a marked uplift in first time buyer demand thanks to the Stamp Duty exemption that the Chancellor brought in at the end of last year. This has helped first time movers too as they upgrade to larger family sized homes.
We see that picture continuing in 2019. There is strong demand, especially at the lower end of the market, for the evergreen bungalows and for well priced family properties. It’s a great time to be buying or selling a 3 bed semi detached or a smaller terrace home.
As always, careful, evidence based pricing and great marketing from a motivated team remain the key ingredients to a successful move. If your agent isn’t enthusiastic about your home then you can be sure that the prospective buyers won’t be!
2018 was also a year when in our experience, online only agents found it more challenging with some, such as Tepilo and Emoov, going bust and into administration. That left sellers, who had paid upfront, high and dry.
Not a good situation especially when it happens just before Christmas.
